Increase Your Home's Value By Remodeling Your Bathroom
By Jerry Brecken
It might not be on your mind now, but there might come a time when you might want to sell your house so that you can move into a new home. Since the housing market can be very unpredictable, it's best to make your house as attractive as it can be. In doing this, you have to keep in mind that the bathroom is the one room in the house that gets visited most often. Since many home buyers can be really picky, they may be put off by a bathroom that looks dingy or isn't up to their standards. Besides, even if you are not thinking about selling your home now, it's still good to have a bathroom that looks nice because spending time in it should be a relaxing and peaceful experience.
Preferences differ from one person to another. However, you have to have a bathroom that has bright and clean fixtures and fittings so that a potential buyer would not have to worry about completely renovating it and having to start from scratch. By making buyers see that you have a bathroom that they can settle for or work with, then you are increasing the chances you have of selling your house.
If your concern is the money you have to shell out in order to remodel, don't fret. You don't have to enlarge your bathroom or put in a whirlpool bath just to make it look better. Just some simple changes will do.
The first thing you will probably have to do is to clean your bathroom. After that, think about the things that need changing. You might want to get new cabinets and shelves. Decide what sizes and color will look good in your bath. Installing towel bars or hooks, as well as replacing your toilet roll holder may do much in improving the look as well. If your bathroom lacks in lighting or ventilation, you might want to have your window enlarged. Installing skylights in the ceiling will also be good as this will not only improve lighting but it will also give the space a different feel.
You should also see whether your fixtures such as sinks, showers, and faucets have to be replaces, or if they look nice just the way they are. The ceiling may also need to be painted. The floor should also be taken into consideration. If the tiles are dirty and dingy, it's going to be a big turn-off. You might want to consider getting new tiles if you have the budget for it. If not, then peel-and-stick tiles may do.
If you plan on remodeling your whole bathroom, though, it might be best to work with a contractor. The first thing you should do is to ask your friends who have just had remodeling work done. Once you have a list of contractors, it's best to meet up with them one by one and have them bring references. Show them what needs to be done and ask them how much it will cost. After that, you will then have to decide which contractor to hire so you'll be well on your way to having a nicer bathroom that is sure to improve your home equity.
